If you shoot homes for a living, you already know editing eats your time. So the real question is simple: what is a fair real estate photo editing price per image? At Clipping Area, prices start at $0.15 per image for single fixes, and a full edit costs $0.90 per image. Steady monthly volume brings that rate down. No hidden fees. No monthly lock-in.
This page shows the full price list, exactly what each edit includes (and what it does not), how fast you get files back, and how to work out your cost per listing before you send a single file.
We have edited property photos since 2014 for real estate photographers, agents, brokers and media companies. Want to test us first? Send any 2 photos. We edit them free within [CONFIRM: 24 hours], so you can judge the quality before you pay anything.
How Much Does Real Estate Photo Editing Cost Per Image?
Quick answer: At Clipping Area, single fixes like window or vertical correction cost $0.15 per image. HDR blending with color correction costs $0.60. A full edit that covers everything a listing needs costs $0.90. Monthly accounts with steady volume pay less than $0.90 for full editing. Extras like virtual staging or day to dusk are quoted per photo.
| Service | Price per image | Best for |
|---|---|---|
| Window correction (window pull) | $0.15 | Blown out windows, clear outside views |
| Vertical and perspective correction | $0.15 | Leaning walls, tilted door frames |
| HDR merge + white balance and color | $0.60 | Bracketed shots, mixed lighting rooms |
| Full editing (all of the above and more) | $0.90 | Ready to list MLS photos |
| Sky replacement, day to dusk, object removal, virtual staging | Custom quote | Premium listings and marketing shots |
Every order includes free revisions based on your original instructions. Your first 2 images are free.
Volume Pricing for Monthly Accounts
If you send photos every month, your full editing rate drops below the standard $0.90.
| Monthly volume | Full editing price per image |
|---|---|
| Under [CONFIRM: 500] images | $0.90 (standard rate) |
| [CONFIRM: 500 to 1,999] images | [CONFIRM: $0.75] |
| [CONFIRM: 2,000+] images | Custom rate, from $0.65 |
Your exact rate is confirmed in writing after your free trial, based on your real volume and edit type. There is no minimum order for standard pricing.
What You Get at Each Price Level
A low price only means something if you know what is inside it.
Window Correction ($0.15 per image)
Interior shots often show white, burned out windows. We bring back the view outside, such as the garden, the street or the pool, while the room stays naturally bright. A properly exposed window helps buyers see the property’s surroundings without making the interior look dark.
Vertical and Perspective Correction ($0.15 per image)
Wide angle lenses make walls lean in or out. We straighten every vertical line so rooms look stable and true to size. This one fix makes a photo look far more professional.
HDR Merge with White Balance and Color ($0.60 per image)
You shoot 3, 5 or 7 brackets. We blend them into one clean image with detail in both the dark corners and the bright areas. Then we fix white balance so walls look white, not yellow or blue, and balance mixed light from lamps, daylight and ceiling bulbs. The price is the same whether you send 3, 5 or 7 brackets per image.
Full Editing ($0.90 per image)
Our most popular real estate editing package. Single exposure and bracketed (HDR) shots are both $0.90.
Included in every full edit:
- HDR blending (3, 5 or 7 brackets) or single exposure edit
- White balance and color correction
- Window pull on every window that needs it
- Vertical and perspective correction
- Brightness and contrast balance
- Lens distortion fix
- Basic cleanup: small spots, visible cables, sensor dust, small light switch or outlet marks
- Light grass and sky touch up (color boost only, no replacement)
- Resizing and export to your chosen MLS or web size
Not included (quoted separately):
- Full sky replacement or day to dusk conversion
- Removing furniture, cars, bins, people or large objects
- Virtual staging or virtual renovation
- Heavy repair of blurry, noisy or badly framed shots
You get photos ready to upload to the MLS, Zillow, Realtor.com or your client’s website.
Single Exposure vs HDR Editing
- Single exposure editing: one well exposed RAW file per angle. Faster to shoot, works well in evenly lit rooms. We recover shadows and highlights from that one file.
- HDR editing: several bracketed exposures per angle. Best for rooms with bright windows and dark corners. Gives cleaner window views and less noise.
Both are included in full editing at the same price, so you can shoot the way that suits each room.
Premium Add Ons (Custom Quote)
- Sky replacement to swap gray skies for a clear blue sky
- Day to dusk conversion for warm twilight exterior shots
- Object and clutter removal like cars, bins, toys and personal items
- Virtual staging to furnish empty rooms with realistic decor
- Lawn greening and fire in fireplace
- Virtual renovation for paint, floor or wall changes
These depend on how complex each photo is. Send a sample and we will quote within [CONFIRM: 2 to 4 hours].
A note on honest listings: Sky replacement, virtual staging and object removal should never hide permanent features or defects of a property. Many MLS systems and local rules require virtually staged or altered photos to be labeled as such. We are happy to deliver an unaltered version alongside the edited one so you can meet your listing platform’s disclosure rules.
Turnaround Time
| Order size | Standard delivery | Rush delivery |
|---|---|---|
| Free trial (2 images) | [CONFIRM: within 24 hours] | Not applicable |

Rush delivery costs [CONFIRM: +50%] per image. Our team works [CONFIRM: 7 days a week, including weekends]. Because we are based in a different time zone from most of our US, UK and Australian clients, files you send in the evening are usually ready by your next morning.
Revision Policy
- Revisions are free when the edit does not match your original instructions or style guide.
- There is no limit on corrections of this kind.
- Revised files are returned within [CONFIRM: 12 hours].

What Changes the Price of Real Estate Photo Editing?
Two photos of the same house can cost different amounts to edit. Here is why.
- Type of edit. A simple color fix takes minutes. A day to dusk conversion or virtual staging takes far longer.
- Interior or exterior. Interiors need window pulls and color balance. Exteriors often need sky swaps, lawn fixes and object removal.
- Photo quality. Sharp, well lit RAW files edit faster. Blurry, noisy or badly framed shots need more work and sometimes cannot be fully saved.
- Turnaround time. Standard delivery costs less. Rush jobs cost more because we move them to the front of the line.
- Order volume. The more photos you send each month, the lower your full editing rate, as shown in the volume table above.
- Style guide. If you have a set look, such as warm tones, bright whites or a fixed crop, we save it as your style. After that, every order matches it at no extra cost.
Note: the number of brackets (3, 5 or 7) does not change our price.
Real Estate Photo Editing Rates: How the Market Compares
The table below is an indicative estimate, not a quote from any company. It compares the typical price of one full interior edit (HDR blend, color, window pull, verticals) based on publicly listed rates we reviewed in [CONFIRM: November 2026]. Prices change often, so always check current rates directly with each provider.
| Editing option | Indicative price per full edit | What to expect |
|---|---|---|
| Freelance marketplaces | $0.30 to $3.00 | Quality and deadlines vary from person to person |
| Offshore editing agencies | $0.50 to $2.00 | Good value when the team is skilled and consistent |
| Local in house editors | $2.00 to $6.00+ | Fast contact, but high cost per photo |
| AI only editing tools | Low per image | Quick, but often misses windows, color casts and fine edges |
| Clipping Area | $0.90 (lower with volume) | Human edited and quality checked |
How to Work Out Your Cost Per Listing
Most photographers think in listings, not single photos.
Example 1: Standard listing
- 25 photos, full editing at $0.90
- 25 x $0.90 = $22.50 per listing
Example 2: Budget listing
- 20 photos, HDR and color only at $0.60
- 20 x $0.60 = $12.00 per listing
Example 3: Premium listing
- 35 photos at full editing: 35 x $0.90 = $31.50
- Plus a few twilight shots and staged rooms, quoted separately
Now compare that to your own time. If editing one listing takes you 2 to 3 hours, outsourcing at $22.50 gives those hours back for shooting, client calls and growing your business. Whether it saves you money overall depends on your shooting volume and what you charge per shoot.
Cheap vs Good Value: The Hidden Cost of Bad Edits
The cheapest price per image is not always the lowest cost.
- Redo time. If you fix every third photo yourself, you lose the time you paid to save.
- Missed deadlines. Agents want photos the next morning. A late batch can cost you the client.
- Unnatural looks. Glowing halos around windows, fake skies and gray walls make a home look cheap.
- Lost trust. Your name is on every photo. One bad batch can end a long agent relationship.
When you compare real estate image editing rates, ask each company:
- Do you offer a free trial, and how fast is it delivered?
- What exactly is included in the base price, and what is not?
- Which revisions are free, and for how long?
- What is your normal and rush turnaround?
- Can you follow my style guide?
- How do you store and delete my files?
If a provider cannot answer clearly, the low price is a warning sign. Every answer for Clipping Area is on this page.
